Commercial and Property Management Bedbug Control

Bedbug control for landlords, property managers and businesses
In buildings with many units, rooms or occupants, bedbugs are a management problem as much as a pest problem. They spread between units, tenants and staff need clear instructions, and treatment has to fit around people's lives and the business's operations. We plan for all of that.
Rental properties
Bedbugs in one flat often mean bedbugs nearby. For landlords, agents and property managers we provide:
- Inspection of the reported unit and its neighbours — either side, above and below — so treatment is not simply pushing bedbugs next door.
- Coordinated treatment across affected units under the two-treatment programme, with the second treatment six days after the first.
- Tenant preparation instructions written plainly, so access and preparation are in place on the day.
- Clear reporting on what was found, what was treated and what follow-up is advised.
- Inspection between tenancies, particularly for furnished units.

Offices and workplaces
Bedbugs in offices are usually brought in on bags and clothing and tend to stay low in numbers, around chairs, sofas and rest areas. We inspect, confirm the source where possible, treat affected areas and advise staff on simple precautions — scheduled out of hours if needed.
Hostels, boarding facilities and staff housing
Shared sleeping areas are high-risk because many people and belongings are close together. Treatment needs careful scheduling, preparation of bunks, lockers and bedding, and often inspection of every room in a block. We plan the work so it can be completed with minimum disruption to residents.
Hotels and accommodation
For guest accommodation, see our dedicated hotel and hospitality service.
How commercial work is quoted
Commercial quotations depend on the number of units or rooms, the extent of activity, access and scheduling requirements, and any ongoing inspection arrangement. See bedbug control cost for the factors involved, then call or WhatsApp us to discuss the property.

FAQ
Frequently asked questions
Do you treat apartments and rental properties?
Yes. We treat individual apartments and work with landlords, agents and property managers on multi-unit buildings, where inspecting neighbouring units is often important. See commercial and property management bedbug control.
How much does bedbug control cost in Nairobi?
Residential treatment is charged per visit by the size of your home: studio/bedsitter KSh 4,500, 1 bedroom KSh 5,500, 2 bedrooms KSh 6,500, 3 bedrooms KSh 7,500 and 4 bedrooms KSh 8,500.
Every programme includes two visits, six days apart, so the full programme is twice the per-visit price — for example KSh 13,000 for a 2-bedroom home. Larger homes, hotels and commercial premises are quoted individually. See the price list.
Is a follow-up treatment necessary?
For an active infestation, yes. Our programme includes a second treatment six days after the first because eggs that survived the first visit can hatch into new nymphs. Where the two-treatment programme has been quoted, the second visit is an essential part of the service, not an optional extra.
Do you offer bedbug control outside Nairobi?
Yes. Nairobi is our main service area, and we also treat properties in Mombasa — see bedbug control in Mombasa. For other locations, call or WhatsApp us with the location and the size of the property, and we will confirm whether a visit can be arranged before giving a quotation. See areas served.
